The Malaysian government will introduce a 10% home purchase discount during the ASEAN Real Estate Conference (AREC) 2026, aimed at reducing the upfront financial burden for homebuyers and improving access to homeownership.
The conference will take place at the Malaysia International Trade and Exhibition Centre (MITEC) from 29 July to 1 August 2026, bringing together property developers, industry leaders, investors and homebuyers for forums, business matching sessions and a major property exhibition.
Making Homeownership More Accessible
The initiative is being carried out through a collaboration between the Housing and Local Government Ministry and the Real Estate and Housing Developers’ Association Malaysia (REHDA).
According to Housing and Local Government Minister Nga Kor Ming, the discount is intended to help buyers manage the 10% deposit typically required under the Sale and Purchase Agreement (SPA). By reducing this upfront cost, the initiative is expected to make homeownership more achievable, particularly for Malaysians facing affordability challenges.
AREC 2026 to Drive Property Sector Engagement
Prime Minister Datuk Seri Anwar Ibrahim is scheduled to officiate the four-day conference, which is expected to feature:
- Industry forums
- Business matching sessions
- Property exhibitions
- Engagement between developers, buyers and stakeholders
The event is projected to generate approximately RM1.5 billion in transactions, reflecting its significance as a major platform for Malaysia’s property and real estate sector.
Supporting Affordable Housing Development
In addition to the home purchase discount, the government has also introduced the Rahmah Cement initiative to support affordable housing development.
Through this initiative, 1.6 million metric tonnes of cement will be supplied to developers involved in affordable housing projects, helping the industry address rising construction costs. This measure is intended to support price stability while encouraging the continued delivery of affordable homes.
Strengthening Malaysia’s Real Estate Competitiveness
The announcement comes as Malaysian property developers continue to gain recognition on the global stage. Local developers have expanded into international markets, including Vietnam, Australia and the United Kingdom, demonstrating the strength and competitiveness of Malaysia’s real estate industry.
AREC 2026 is expected to further position Malaysia as a regional hub for real estate dialogue, investment and innovation, while supporting broader ASEAN cooperation in housing and urban development.
